High Rent Fees Spark Concerns in Enugu State; Calls for Government Intervention


Enugu State, known for its abundant coal reserves and vibrant tourist attractions, is facing a growing crisis as the cost of accommodation, particularly in Enugu metropolis, has reached alarming heights. Residents are burdened by exorbitant agent, legal, and rent fees, prompting widespread concern and discussions about the underlying factors responsible for this concerning trend.


One of the residents, Mr. Ik Okechukwu, expressed his dismay over the overwhelming fees and squarely placed the blame on house agents for driving up house rents. He argued that their practices have made it increasingly difficult for individuals and families to find affordable housing options in the state.


Mrs. Ezeama Unice, another resident, revealed that her rent was hiked in January, and she attributes the increase to the overall poor economic situation in the country. The inflationary pressures and economic challenges are affecting both tenants and property owners alike.


Mr. Michael Chidera highlighted the problem of housing in Enugu, pinpointing the outrageous agent fees as a major contributing factor. He called on the government to invest in housing development and take necessary measures to regulate house fees, providing some relief to the struggling populace.


Mr. Chinedu Nworie echoed similar sentiments, emphasizing that agents bear significant responsibility for the exorbitant rent fees. According to him, the agency fees alone amount to more than half of the overall house rent.


Reacting to the issue, the former Chairman of House Agents in New Haven, Nwoke Ocha, shifted some of the blame to property owners and lawyers. He argued that the outrageous rent fees are, in some cases, a consequence of property owners' deliberate refusal to pay the standard 10% agent fee after closing a deal. Additionally, he pointed out that certain houses have hidden charges, exacerbating the financial burden on tenants.


Offering insight from the perspective of a property consultant and house owner, Barrister Joseph Onyeagbor attributed the surge in rent fees to systemic failures and a lack of political will on the part of the government to provide affordable housing schemes. He also mentioned the flawed land tenure system and the high fees associated with acquiring land in the state as contributing factors to the escalating rental costs.


As concerns continue to mount regarding the housing situation in Enugu State, many residents are urging the government to take immediate action. Calls for investment in housing development, regulation of agent fees, and measures to alleviate economic pressures are gaining traction. Addressing these issues will be crucial to restoring Enugu's reputation as a center for culture and tourism and ensuring a better quality of life for its residents. UGAMATV.
